Pasture improvements include four highly-improved coastal bermuda pastures and one Tifton 85 hybrid bermuda pasture, other pastures are bahaia. All very lush, green, scenic. These pastures produce horse-quality hay that is extremely clean due to chemical and fertilzer applications. Texas A&M tested the hay in 2009, and it ran as high as 15% protein; at that level, no winter supplementation is typically necessary.

Electric-gate entrance and approx. 3/4 mile of private paved (2009) road to the headquarters compound.

High fencing along about 40%+ of the perimeter. Good fencing on the remainder of the perimeter. Cross fenced into 18 pastures.

Metal barn approximately 30x40, metal equipment shop on concrete slab approximately 30x50, tack and feed building, small office building, cattle pens, 4-horse walker. The horse barn has 4 10x20 stalls, each stall being large enough for foaling. There are four pipe-fence corrals with water and a catch.

Amenities:
Approximately 50% improved pastures and 50% wooded, including about 60 to 70 acres of planted pines that will be saw-log ready in 4 to 8 years.

Big Sandy Creek is the boundary for the ranch along the entire western and southern sides. This area is heavily wooded and holds a lot of deer and other game. A smaller creek cuts across the ranch in a southwesterly-northeasterly direction.

The owner has identified two large springs that flow year-round, and several smaller springs. The ranch has eight ponds.

The topography is scenic and rolling, with nice elevation changes in the upper parts of the ranch and bottomland along Big Sandy Creek.

The ranch has paved county and/or private road frontage along the entire eastern boundary (about one mile) and part of the northern and southern boundaries (about 1/2 mile each).

Cattle (included in the sale):

Currently running approximately 130 mother cows with approximately 60 calves and 5 registered Black Angus bulls. The cattle are primarily commercial Brangus, bred back to the Black Angus bulls.

X-Factor:

Discussions and preliminary studies have been undertaken in the past pertaining to damming Big Sandy Creek just below Road's End Ranch, to form a reservoir for a water supply for Dallas and/or other municipalities. If this project ever came to fruition, this ranch would have a significant amount of lake frontage.
