Property Profile:
407 acres of prime quail habitat and a growing deer herd. Land has some crop base which generates $1,294.00 per year. Terrain:
Level. This land was a row-crop farm until 1997, when it was placed in CRP, which expired in Sep. 2010.

Location:
Nine miles east of Sweetwater on the south frontage road of I-20. Also has county rd. 221 as south boundary.

Closest City:
Trent; Sweetwater

Access:
Exit I-20 at Adrian Rd. (Exit 255) and go west on frontage road one-half mile to aluminum gate; or, follow Adrian south one mile to CR 221 and go west to entry gate.

Trees:
Regrowth mesquites are predominant, except along the creek where large hackberrys, elms, and other trees grow. Prickly pear, yucca, agarito, scattered throughout.

Cover:
The land was planted in a variety of grasses in 20001, and native grasses and forbs have naturally interspersed to provide superb bobwhite quail habitat. There is also considerable prickly pear, which provides good nest cover for quail.

Wildlife:
The deer herd has been increasing yearly as the tree cover has grown in density and size. Tree cover is not heavy, except along Stink Creek, which bisects the property. The surrounding ranches are in heavy deer cover and the deer herd is growing. The quail population should have a banner year. A call-count on 6/22/10 recorded 18 different cocks calling!!

Hunting:
Bobwhite quail, whitetail deer, feral hogs, and occasionally wild turkeys.

Utilities:
There are co-op water lines along the north and south boundaries, and a water meter has been installed on the north boundary. Electricity is available very near the east boundary.

Fencing:
Perimeter fence is net wire on the north and south sides, and barbed wire on the west and east. There are no cross-fences. Fences are in good condition.

Water:
No surface water, but there are locations where dirt ponds could be built. Public water lines on north and south boundaries, and a water meter and trough are in place.

None, other than fences.

Minerals:
Seller believes he owns 1/32 of the minerals. There is no mineral lease and no production.
Seller will convey any minerals and wind rights owned.

Grasses:
Great variety of introduced and native grasses, including Johnson grass, Klein grass, sand drop seed, grama, croton, sunflowers, KR blue stem, and others.

Property Frontage:
I-20 on the north and CR 221 on the south.

Easements:
Two electrical transmission lines on a part of the place. No road easements.
