Property Profile:
The owner of this ranch has put a great deal of thought and money into recent improvements and upgrades. The lodge has been given a thorough going-over including paint and carpet. Over six miles of interior roads have been graded and resurfaced. All interior roadways have been improved with clearing and/or grading. In addition there are numerous senderos that have been cleared and mowed. The hunting opportunities have been given careful attention. Five new all steel deer blinds have been added, each with a new 2000 lb. feeder and there are five fiberglass blinds just over one year old that each have a 400 lb. electric feeder. A fourteen ton grain (corn) bin has been placed in a central location on the ranch. All feeders, blinds, and the grain bin will convey with the sale of this ranch. Seller also owns partial minerals rights and these will be negotiable.
Location:
This great South Texas ranch is located approximately fifteen miles southeast of Uvalde and five miles to the North of La Pryor off Hwy. 83 and CR 4018E in Zavala County. It is one of the best hunting and recreational ranches I have seen. It is also one of the most promising cattle ranches I've seen. The grasses are high and plentiful and the ranch has been grazed only sparingly in the last few years.

La Pryor Access:
As you enter this ranch you cross the crystal clear waters of the Nueces River. There is approx. three miles of frontage on this river and the opportunities for fishing, swimming, canoeing, and "toobing" are numerous. Put in on the north end and float or paddle to the south end. Be sure to watch the bass and catfish as you go and keep an eye out for the huge Buffalo Gar hiding in the shade of overhanging oak and elm. I have made this trip and it is a wonderful experience. After crossing the river you approach the lodge on a recently upgraded and resurfaced caliche roadway. Be patient, it is a mile or two from the gate. The lodge is an ideal hunters' structure that is partially elevated to allow parking of vehicles underneath. There is one bedroom and a full bath on the ground floor plus a storage room. Upstairs there are two more bedrooms and two full baths plus a modern kitchen, dining room, and large den. And for the comfort of your guests there is central air and heat, a giant screen television, and a wet bar. A utility room, an upstairs balcony, and an upstairs porch complete the living quarters. Standing on the porch or balcony early in the morning with a good cup of coffee and watching deer or turkey in the distance is a great way to start (or end) the day.
Trees:
The majority of the ranch is populated by mesquite brush with oak and elm along the river and spotted about the countryside. Wildlife:
There is excellent huajillo and other native forage shrubs and grasses for the wildlife. The South Texas deer are large and healthy and this land supports a large number of them. The turkey are so plentiful that if you are a turkey hunter this will be your idea of paradise. Two large food plots are available and there is plenty of water, including eight tanks (ponds). Fall and winter ducks love these and most of the tanks are stocked. And let's not forget the dove, quail, javelina, and hogs. Javelina are scarce but there is a good population of feral hogs
Improvements:
In addition to the lodge, ranch improvements include an all metal double garage and workshop, three water wells including one windmill, a river pump with new six inch line capable of supplementing the tanks, and an old fishing camp down by the river.
Amenities:
It is easy to be enthusiastic about this ranch and the opportunities it presents. The Nueces River is beautiful and private with deep water, shallow water, fast and slow water. The wildlife is everywhere. The improvements are in good to new condition and the grazing is excellent. It is one of the best large ranches available in a "large ranch" market that is getting smaller every year. Whether you are looking for an investment opportunity, a recreational retreat, a hunting paradise, or a cattle operation, you need to see this one.
