The tract has approximately 60 acres on its north half of thick hackberry, willow, and mesquite trees, and 100 acres of a terraced pasture on the south, consisting of tall CRP grasses and lots of young mesquite sprouts.
Hunting:
The variance of tall timber along the creek and open pasture to the south allows for both bow and rifle hunting. Whitetail are dominant in this area, but mule deer have been seen around as well. The Winding Creek Ranch is bordered on the south by a Rio Grande turkey reserve, and turkeys routinely take cover in the shade of the tree groves along the ranch's south border. Other wildlife present on the property include wild hog and bobwhite quail.
Water:
There is a seasonal creek running through the middle of the ranch from west to east, which carries runoff to Raggedy Creek about 1/2 mile away. This creek wash is a magnet for deer and is covered in tracks. The property sits only 3.5 miles south of the Pease River too.
There is a water tank off of the creek, which fills up from the runoff when it rains. This tank is well packed and rarely goes dry. Another, much larger tank is just south of this tank; this one needs to some work done to it, as it leaks water. If fixed, it would make a great dove hunting tank, as well as a good stock pond for bass and catfish.
Improvements:
Improvements consist of excellent perimeter fences and 1/2 mile of public road frontage on the north border. There are two new gated entrances at this road, which is the only way to access the ranch. Electricity is available at the road too. The CRP contract, which expires in 2009, pays nearly $3200/yr.
