Property Profile:
The River Run Ranch is a unique find for its size! It's a hard task to find a property in NW Texas of similar acreage that has frontage on a livewater river, and near impossible to find one that has a river going through the middle of it, like this one!

Terrain:
This tract has good elevation change, and there are two large bluffs on the north side. The tallest one lies in the middle of the ranch and offers awesome views of the whole property and surrounding landscape. The views stretch for miles from this spot, across the rocky hills and plateus of the region.

The terrain and vegetation is very diverse. In the northeast corner, there are 30 acres of "high" ground, consisting mainly of mature mesquite and cedars. The whole north side is filled with creek washes and gulleys, which channel rainwater coming from the canyons and ravines of Copper Breaks down to the Pease River. Before the drop-off to the river bottom, there are a couple of marshy areas where water settles; these natural marshes offer good potential for developing stock tanks.

Location:
Off of Hwy 6, approximately 10 miles south of Quanah, TX, and 10 miles north of Crowell, TX.

The ranch is surrounded by large neighbors, such as the 1900 acre Copper Breaks State Park on its north side. Copper Breaks is a low-fence game reserve and is not hunted, so the wildlife grow abundantly in and around it. Other properties around the ranch range from 320 to 2500 acres in size.

Trees:
The ridge before the drop-off is lined with chinaberry groves and is absolutely beautiful in the Fall when the leaves start turning gold and red. There are thick hackberry trees along this line too, as well as plum thickets and other native brush.

The river bottom is a sandy area, with salt cedars and tall grasses. Cottonwoods dot the landscape throughout, towering above the horizon. South of the Pease River is a dense pasture, covered with hackberry and mesquite trees, and is ideal for putting up deer blinds.

Wildlife:
A neighboring property to the southwest has a small wheat field, and deer consistently travel back and forth across the pasture while going from the river to the field to graze. You can hardly walk 20' anywhere on this ranch without running across tracks or a game trail!

There is a deep canyon coming out of Copper Breaks, where turkeys travel as they make their way to the cottonwoods along the river to roost. Imagine sitting on the edge of a bluff, overlooking the whole property as the sun sets, following the sounds of their gobbling as they cross the ranch - very relaxing, indeed.

Hunting:
The River Run Ranch has not been hunted in several years and is loaded with game. The property will carry whitetail and mule deer. For year-around hunting, there is wild hog, bobcat, and coyote.

The Pease River is a flyway for migrating birds, and as such, provides great dove hunting in the Fall too.

Water:
The Pease River winds right through the center of this ranch, offering the owner approximately 1/2 mile of frontage on both its north and south banks. Don't be misled, though; this isn't just bottom land, acreeded acres with no guaranteed title. The whole 202 acres of the River Run Ranch has been surveyed, and its borders are set in stone.

Improvements:
Electricity and rural water are available at the road, making this ranch a great place to build a weekend cabin or house.

Approximately 1/2 mile of frontage on both sides of the Pease River.
