This 1,475 acre ranch is located only 1.5 hours south of Houston, 12 miles NW of Edna in Jackson County, TX. It has 1.5 miles of frontage on CR 127, an all-weather gravel road. It’s also located only 15 minutes from Jackson County Airport. This property once was part of the historic Robinson Ranch.

Hunting:
With so much water and native woodlands, the ranch provides wonderful habitat to all kinds of wildlife. There is an abundance of white-tail deer, turkey, hogs, quail, dove, ducks, and geese. It is not unusual for a hunter to see 30 deer in one afternoon of sitting in a blind, and there are many turkey roosts in the big timber along the Chicolete Creek bottom. In the winter months, the duck hunting is phenomenal on the ranch’s 4 waterfowl lakes. An array of duck species can be hunted, including: pintail, gadwall, wigeon, teal, golden eye, spoonbill, bufflehead, red head, mallard, and wood duck. The fishing in the 50 acre lake has potential to be some of the best bass fishing in the area. The Lavaca River and Chicolete Creek also have many fishing holes that are good for catching catfish.

Water:
Some of the most incredible live water in Texas will be found on this unique property. You do not have to go to the hill country to find clear flowing creeks and rivers. There are approximately 2 miles of Lavaca River frontage and 1 mile of spring-fed Chicolete Creek frontage. Along with the miles of live water from the creek and river, the ranch also boasts approximately 110 acres of lakes and ponds!! A 50 acre bass fishing lake, two 25 acre waterfowl lakes, and a 10 acre waterfowl lake were constructed in 2007. These 4 lakes all have water piped to them from the ranch’s irrigation well that is able to produce 2,000 GPM.

Improvements:
A 3 bedroom, 2 bath rustic wooden home built in 2007, overlooks the 50 acre lake. It is equipped with a residential water well, and is fully furnished. All appliances and furniture convey with the sale. There are approximately 1,200 acres of this ranch under high fence which was completed in 2007, with plans of implementing a deer management program. The rest of the ranch is low fenced, and there is some cross-fencing. Electricity was brought into the ranch in two places, and new roads have been built so that there is good access all over the ranch. The 50 acre bass lake was completed in 2007, and has been stocked with $30,000 worth of bait fish. The 3 waterfowl lakes totaling 60 acres were designed and engineered in 2007. Several miles of 12 inch pvc water lines have been run to these 4 lakes, allowing for filling at any time from the irrigation well. There are also over 100 acres of food plots on the ranch.
