A twenty minute drive from Uvalde, this ranch is located in an area known for growing big deer. This high fenced ranch has been heavily game managed for over 8 years by the same family, and several 170 class bucks have been harvested. The quail, dove, and turkey hunting are excellent. The rolling terrain is accented by mature mesquite trees, outstanding South Texas brush, and productive sandy soils.

Terrain:
This ranch is a great representative of the South Texas Brush Country, and has primarily dark sandy loam soils and pockets of red sand throughout the ranch. The terrain is made up of gently rolling hills and creek drainages. There are mature mesquite and hackberry scattered all over the ranch. Native brush species include: guajillo, granjeno, guayacon, black brush, prickly pear, coma, cat claw, lime prickly ash, mountain laurel, and Texas persimmon. The brush is outstanding on this ranch.

Location:
This 1,865 +/- acre property is located in northwestern Zavala County. It is a 20 minute drive from either La Pryor or Uvalde, and an approximate 100 mile drive from San Antonio. The ranch is accessed by a 1.7 mile easement off of FM 481 out of Uvalde. The owner will give a credit of $25,000 to the purchaser at closing to build an all-weather road on this easement, using caliche from the ranch. The ranch can also be accessed by a 4.3 mile all-weather permissive easement off of Hwy 57 from the south.

Hunting:
After 8 years of heavy game management under a high fence, the ranch is producing big South Texas bucks. Several book deer have been harvested over the years. Annual deer surveys conducted on the ranch in past years are available for those interested. There are turkey on the ranch. The dove and quail hunting are also excellent, depending on rainfall.

Water:
This property has 1 water well equipped with a windmill. Owner will run a water line from another windmill on neighboring pasture to a water trough. Owner is in the process of drilling a new well on the property. The ranch has 2 large tanks that when full, average 3 to 4 acres in size.

Improvements:
The entire 1,865 +/- acres is high fenced, and there is some cross-fencing on the ranch. The ranch has been “sculpted” with a roller chopper throughout the last 8 years, opening up the brush and creating motts, while fracting the soils and encouraging new growth of native brush and grasses. Also, 6 protein feeders and 7 blinds and corn feeders go with the sale. There are 1.75 miles of electric lines bordering the West boundary of the ranch. The ranch has 4 food plots, and there is a caliche pit on the South end of the ranch.

Minerals:
All minerals owned will be conveyed with the sale. The owner believes to own 25% of the minerals. There is no current production on the ranch.
